Sample Contract (pdf)
It is very important for auction buyers to be educated and informed regarding the real estate auction process. Make sure all your questions and concerns are answered before you attend an auction. Sample contracts are state specific and are available below for you to review. Feel free to have your legal advisor review the contract prior to the sale.

Absentee Bid (pdf)
Selected properties placed in the upcoming auction may have Absentee Bids placed on them, received through Hudson & Marshall. The auction terms and conditions apply to all Absentee Bids. Upon receipt of the correctly submitted Absentee Bid offer, the offer will be submitted for Seller consideration after the auction, if no higher offer is tendered on Auction Day.  The Buyer will be notified on the next business day if they are the high bidder.

Sealed Bid Form (pdf)
Some properties offered for sale are not part of any specific live auction.  These properties are sold using a sealed deadline and sealed, then opened all at once to determine the high bidder. Special Addendum
Individual sellers often have addendums that are added to the closing contract for a specific property.  You can contact Hudson & Marshall for details about the addendums that may be required for the properties for which you intend to place a bid.
